New year and new planning permissions.

Happy new year!

Towards the end of last year we submitted several planning applications;

One of which was for a Video Game hall in a Victorian mill in Bradford, this scheme was successful in getting approval and listed building consent as it will keep the building in use and provide employment for a number of people.

The other was to gain planning approval for a new Driveway in the conservation area of Wetherby, the client was so delighted he wrote to us to give us the following reference:

“My property suffers from poor access, which currently is at the rear, through a narrow, unmade private road and across a neighbour’s land.

It was always going to be difficult to obtain planning permission for a new entrance from the main road that is very busy.

Stephen Mitchinson of Ventus was superb, very effective and very efficient, dealing with each and every obstacle that the planners threw up, depth of slope, turning circle, visibility, removal of trees, ecological damage etc. At the half way stage, he made a very imaginative and successful change to the drawings to accommodate the wishes of the Planners.

The final result is very pleasing, far better than I had imagined.

Stephen’s patience and careful diplomacy in negotiating Planning Permission was critical to the final success – in fact, the planners in granting the application commented and I quote:

“the case officer has worked with the applicant/agent in a positive
way to produce an acceptable scheme”

What more can I say – thoroughly recommended, very professional and very reasonable fees.”

It was really nice of him to take to the time to write something about the work we do. He intends to start works on his driveway in the Spring, so we should have some photos to go with the illustrations found here when it is finished.

We have a number of housing schemes in the works at the moment so we should also be able to show illustrations of these when they are ready.

New work, new opportunities,

Things have been getting busier and busier here,

We’ve been designing a new house just North of Leeds, a computer games hall in Bradford and visiting new clients with quite a high degree of success!

We should have some new projects to show on the site over the next few months all being well.

Roofing conversion in Whickham now water tight.

We took the opportunity last week to pop up to Newcastle to see how the flat to pitched roof conversion scheme we designed earlier in the year was getting on, and frankly its shaping up pretty well. The roof is on and the Velux window has been installed along with all of the rain water goods and lead flashings leaving the space watertight.

The scheme still has to be decorated internally and have lighting installed but for now it is a great improvement over the damp, leaky roof it replaced.

To see updated visuals please feel free to visit our housing section to view progress.

New work to date

Another month, another busy time.

In between various other projects we’ve managed to now provide record drawings of a 19th Century Mill building encompassing in excess of 25,000m2 (~269,100ft2 +) of complex retail, light industrial and commercial space in Bradford for a commercial client to assist them with their record keeping and site/ lease management.

In addition to this we submitted a new domestic house extension planning approval and have been monitoring the progress of the re-roofing project mentioned in our previous post, it seems to be coming along nicely and should be ready to have some pictures taken soon!

Work Commences on Ventus Architecture Limited’s first planning approval.

Well, Ventus Architecture Limited has been up and running for a few months now.

It’s been an eventful few months.

So we thought it was time for an update.

One of the first projects we were asked to look at was the production of drawings to enable the conversion of a leaky roof over a garage and dining room from a built-up felt flat roof to a new tiled pitched roof.

We received planning approval for the scheme a few weeks back and submitted it for building regulations approval last week.

We are now happy to report that work has now started on this scheme, which will leave the house water tight for decades to come. It will also bring the standard of insulation in the roof up-to modern standards. Incorporate a roof light to improve the quality of light in what was once a relatively dark dining room and include a ceiling which will follow the pitch of the roof to increase headroom in the dining area and further increase lighting levels from the roof light.

As promised, pictures will be provided as soon as the works are finished, we also hope to have one or two larger schemes to show in the not too distant future too!
